Sierra Spring Greetings From David Wright
The bears are out early this year, they look restless and confused, likely from so short a winter’s nap. “Our” Stellar Blue Jays are building nests in the same places as last year, I’m sure they are the descendants of the 4 we rescued and raised a few years ago (see picture). Aspens are budding and Tulips blossoming, the daylight hours get longer every day. Another winter behind us, another weak winter for us in the Sierra. We will still get a few snowstorms before Summer takes over, and may even get lucky with a big one – I hope so.
The housing market continues to gently improve, I am re sending the summary I sent in January. In that summary data shows that in nearly all categories (homes, condos & lots), we are in an upswing from the lows of 2011-2012. The message in this update is those trends are continuing. Again, I am using data from the Tahoe Donner subdivision. It is an accurate barometer for other resort areas in the region due to the volume of sales within a specific area.
Comparing YTD sales data for TD homes for 2015 vs 2014 – as of 4/11/15: (per TSMLS)
2014 39 homes sold $241,000 - $1,035,000 average $620,589
2015 45 homes sold $339,000 - $1,600,000 average $656,355
(15% increase) (5.7% increase)
Similar stats for condos and lots are available upon request, as are reports for other areas.
